Reminder: Very Important Meeting Tues Oct 4 About Major Redevelopment In Our Area

Major Redevelopment of the area next to Pimmit Hills

The McLean Citizens Association Planning Committee is going to make a presentation to the PHCA, Tuesday, October the 4th at 7:30pm at the Pimmit Hills Center on Lisle Avenue concerning the major redevelopment of the Magarity/Anderson Road area next to Pimmit Hills. The redevelopment of this area is going to have a huge impact on us and MCA has been following the plans closely and will report on its findings, some of which may possibly include Fairfax County condemning properties to take over for the redevelopment of Tysons.

As background, the McLean Commons (on Magarity/Anderson) area redevelopment plan includes the following:

  • 8 buildings between 13 and 23 stories in height
  • 2.5 million square ft of residential and commercial space parking for 4,000 vehicles

ISSUES:

Density creep - Will the new development eventually creep into our neighborhood through rezoning? We need guarantees that the low density buffer zone between us and the development remains.

Traffic - What will stop some of the 4000 new vehicles from using our neighborhood as a bypass to route 7? We need to see traffic studies for the area and prevention of visitors from parking in our neighborhood.

Loss of Parkland - Scotts Run Park lies within a zone of high density development as defined by the county and may be in the firing line for developers in the future.

Pimmit Hills

Pimmit Hills, founded in 1950, is located next to the Tysons Corner area in Virginia and is one of the largest communities in Fairfax County with over 1,640 homes.
